NOTICE FOR SALE OF A RESIDENTIAL FLAT
Offers are invited by the undersigned in sealed cover for purchase of a residential flat on "As is where is basis and as is what is basis" as per brief particulars given here.
Residential Flat No. 102, 1st Floor, 'C' Wing, Mercury Co-operative Housing Society Limited, Sun City Complex, Adi Shankaracharya Marg, Near Kanjurmarg Telephone Exchange, Powai, Mumbai 400 076 (M.S.).

Earnest Money Deposit: 6,00,000/- (Rupees Six Lakhs Only)
The aforesaid property shall not be sold below the reserve price mentioned above. Interested bidders are requested to deposit the earnest deposit stated above by way of pay order/demand draft payable at Mumbai and favouring Indian Cryogenics Council (West Zone) on any Nationalised or Scheduled Bank. The said deposit shall be adjusted in case of the successful bidder, otherwise refunded within 15 days of opening the offers. The earnest deposit (EMD) will not carry any interest. The offer along with the aforesaid earnest money deposit (EMD) should be made in a sealed cover super-scribed "Offer for purchase of flat" so as to reach the office of the Indian Cryogenics Council (West Zone), Room No 113, Department of Mechanical Engineering, Indian Institute of Technology Bombay, Powai, Mumbai - 400 076 on or before 15.07.2016. Offers so received by the undersigned will be opened and considered on the 16.07.2016 at 11.00 hours.
2. Dates of inspection of the property and documents are fixed as under between 11.00 A. M. to 4.00 P. M. on Saturdays dated 25.06.2016 ,02.07.2016 and 09.07.2016.
3. All outgoings, i.e. Municipal Taxes, Maintenance/Society Charges, Electricity and Water Charges or any other dues in respect of the said property are being paid by ICC(WZ) regularly. However, any unforeseen liability on the property will be borne by the purchaser.
4. The successful purchaser shall deposit 25% of the sale price, adjusting the EMD paid earlier within 7 working days of the acceptance of the offer by the Authorised Officer in respect of the sale, failing which the earnest money deposit will be forfeited.
5. The balance 75% of the Sale price is payable within 21 working days of acceptance of the offer by the Authorised Officer or such extended period as agreed upon in writing by and solely at the discretion of the Authorised Officer. In case of failure to deposit this balance amount within the prescribed period, the amount deposited shall be forfeited.
6. Authorised Officer is not bound to accept the highest offer or any or all offers and reserves the right to accept or reject any or all the offers without assigning any reason/s what so ever thereof. His decision shall be final and binding.
7. The bidders at the time of submission of Bid, shall produce evidence of their identity by cogent documents (PAN Card and Address Proof in original).
8. In case the offers are rejected, Authorised Officer can negotiate with any of the bidders or other parties for sale of the property by private treaty.
9. To the best of knowledge and information of the Authorised Officer no other encumbrance exists on the property. The intending bidders should however, make their own independent enquiries regarding the encumbrances, title of property and to inspect and satisfy themselves.
10. Offers below the reserve price are likely to be outright rejected.
11. Indian Cryogenics Council (West Zone) will not be liable for any claims from any person in respect of the property put up for sale.
12. All intending bidders are requested to submit bank challan in support of the Pay-order/Demand Draft along with the offer.
13. All the expenses towards the stamp duty, registration of sale deed, legal charges, Society transfer charges if any etc. will be borne by the purchaser.
